Our culture is progressive, forward-thinking, innovative, bold, and persistent—and we do it as a TEAM! Since 2021, we have transitioned from a fixed two-person team of “administrative staff/property managers” to a team-based structure with a centralized back-office.
The property manager remains responsible for a clearly defined portfolio of properties and owners, but is supported by an entire team of staff members. In the first two years following the system transition, we implemented many improvements, including a ticketing system and the automation and digitization of various processes. Today, we can proudly say that we have the most forward-looking and successful model in our industry.
Our office staff handles virtually all aspects of tenant management, including notices of termination, lease agreements, complaints, and final settlements. At the property manager’s request, property inspections, handovers, and viewings can also be delegated to qualified office and field staff. This allows the property manager to focus on special cases, renovations, and communication with the owner.
Information is always available through our ticketing and ERP system, where all tasks are stored. Each week, our 10-person back-office team handles approximately 1,500 phone or written inquiries, as well as about 500 tasks related to the re-leasing process. The status of each step in the process can be viewed in real time in the IT system.
Our team leaders always have a clear overview of all pending tasks, which was not the case with the old system. When employees are absent, we have effective substitutes in place.
Our organizational model offers numerous advantages: Qualified office staff receive ongoing support, and our property managers are relieved of as much work as possible. Our customers receive prompt and expert assistance, while company management maintains a clear overview at all times.
